As part of the Caerphilly 2035 Placemaking Plan, Caerphilly County Borough Council (CCBC) considered a variety of options for a new market. A container market was selected to be on a vacant site south of the castle on Park Lane, behind the main street, Cardiff Road.

This new container market (Ffos Caerffili) will be a place where people of all ages want to visit, spend time, eat, shop and meet to enjoy the varied mix of food, beverage and shops on offer.

The intention is to provide a traditional market offer, with fresh food and produce, supported by a mixture of goods and services from independent traders. A range of hot food and beverage traders will provide additional daytime appeal and enable the market to trade into the evening.

Ffos Caerffili will also be supplemented by a regular programme of pop-ups and travelling, specialist markets, as well as events. The site will also include co-working office space.

Ffos Caerffili is to be open to the public at the following times, although only food and beverage tenants will be expected to remain open into the evenings on Thursday, Friday and Saturday:

• Tuesday: 09:00 – 17:00
• Wednesday: 09:00 – 17:00
• Thursday: 09:00 – 22:30
• Friday: 09:00 – 22:30
• Saturday: 09:00 – 22:30
• Sunday: 10:00 – 16:00

Ffos Caerffili is planned to open in November 2023. Exact dates will be made available nearer the time.

Rent

The new rent will be set in line with commercial rents in Caerphilly Town Centre. Food and beverage tenants will be subject to a turnover rent. Please complete an Expression of Interest form to discuss further.

Tenancy Agreements

Individual agreements will be negotiated with each trader over the next few months. The maximum length of term will be three years.

We anticipate agreements being ready to sign by autumn 2023 and are just requesting Expressions of Interest at this stage.

Layout and Visuals

The units are determined by the size of the shipping containers which are being supplied. They range in size from 5.8m2 to 25.5m2. More information is given on the Planning Application. Please indicate your preferred container size on your Expression of Interest form.

Fixtures and Fittings

We will be producing a Design Guide for traders which will specify how the units can be fitted out to ensure some variety but that the market still has a cohesive look and feel.

The units will be supplied with basic fit-out including power, water (where necessary), and shelving. The cost of any additional fit-out requirements will need to be met by the trader.

Operating Model

Traders will not be guaranteed exclusivity but decisions on new traders will be made with the ideal tenant mix in mind.

Ffos Caerffili will be promoted with signage throughout the town centre. In addition, the market operator will be given an annual marketing budget and required to submit a marketing and events strategy for how this is spent. This will include digital marketing, advertising and PR. The market will be expected to participate in town centre events as well as hold its own events, including a varied programme of regular pop-up travelling/specialist markets, which will provide a changing customer offer and therefore help to drive footfall.
